Basic Allowance for Housing (BAH) is money the military pays you each month to help cover your housing costs when you live off base. The amount you get depends on three things: where you are stationed, your pay grade, and whether you have dependents. BAH rates change every year based on local rental prices, utilities, and insurance costs in your area.

What Is BAH (Basic Allowance for Housing)?

BAH stands for Basic Allowance for Housing. It is money the U.S. military pays service members each month to help cover the cost of housing when they live off base. Instead of living in military housing, you get a set amount of money to pay for rent or a mortgage in the area where you are stationed. How Is BAH Calculated?

The Department of Defense (DoD) sets BAH rates every year. Three things decide how much BAH you get:

  • Duty station location – Each base is assigned a Military Housing Area (MHA). Places where rent is high, like San Francisco or New York City, have higher BAH rates. What Is Partial BAH?

Partial BAH is a smaller, flat payment given to service members without dependents who live in government-provided housing, like barracks. This amount does not change based on location. It only changes based on pay grade.

When Do BAH Rates Change?

New BAH rates take effect on January 1 each year. The DoD surveys rental costs, average utilities, and renter's insurance prices across the country to set the new rates. Who Qualifies for BAH?

All active-duty service members who do not live in government housing can receive BAH. Reserve and National Guard members may qualify when on active-duty orders of 30 days or more. Frequently asked questions

Is BAH taxable income?

No. BAH is completely tax-free. You do not pay federal, state, or FICA taxes on it. You keep the full amount each month.

What happens to my BAH if I get promoted?

Your BAH goes up when you move to a higher pay grade. The new rate starts on the same date your promotion takes effect.

Can my BAH rate go down if local rents drop?

No, as long as you stay at the same duty station. The DoD has a rate protection rule. Your BAH will not decrease while you remain at your current location, even if local rates go down.

Do I lose BAH if I move into on-base housing?

Yes. If you move into government-provided housing, your full BAH stops. Service members without dependents living in barracks may receive a smaller partial BAH instead.

Do I have to spend all my BAH on housing?

No. BAH is yours to use however you want. If you find housing that costs less than your BAH, you keep the extra money. If your housing costs more, you pay the difference out of pocket.

Does BAH cover utilities?

Yes. BAH rates are calculated using local rent, average utilities, and renter's insurance costs. The amount is meant to cover all three.

What is a Military Housing Area (MHA)?

An MHA is a geographic area the DoD uses to group duty stations with similar housing costs. Each MHA has its own BAH rate. Your BAH is based on the MHA assigned to your duty station, not your home address.

Can I get BAH if I am in the Reserves or National Guard?

You may qualify for BAH if you are on active-duty orders for 30 days or more. Shorter activations usually do not include BAH.

Do both military spouses get BAH in a dual-military couple?

Yes, but with limits. Both spouses receive BAH at the "without dependents" rate. If you have children, one spouse can claim the "with dependents" rate while the other gets the "without dependents" rate.

What is the difference between BAH and OHA?

BAH is for service members stationed in the United States. OHA stands for Overseas Housing Allowance and is for those stationed outside the U.S. OHA works differently and has its own rates and rules.

How do I know which MHA my base falls under?

Does getting married change my BAH?

Yes. When you get married, your dependency status changes to "with dependents," which gives you a higher BAH rate. The increase starts once your records are updated.

What happens to my BAH during a PCS move?

During a PCS, you receive BAH based on your old duty station until you report to your new one. Once you check in at the new base, your BAH switches to the rate for that location.

Can I use BAH toward a mortgage instead of rent?

Yes. Many service members use their BAH to pay a mortgage. The military does not require you to rent. You can buy a home and apply your BAH toward your monthly mortgage payment.

Why is my BAH different from what a friend at the same base gets?

BAH depends on pay grade and dependency status, not just location. A higher-ranking service member or someone with dependents will get a larger amount than a lower-ranking member without dependents at the same base.

How accurate are the rates in this calculator?
